Equestrian Project

Patriot Farm’s owners worked closely with specialized professionals to design the equestrian aspects of the farm. B&D Builders in Lancaster County, PA, designed and will construct the barn and indoor riding arena. The layout of the facility and all plantings have been created by Deborah Cerbone Associates, a Far Hills, NJ, landscape architecture firm specializing in equestrian design.

The equestrian aspects of Patriot Farm consist of a 12 stall barn, a 145’x185’ outdoor riding arena, an 80’x200’ indoor riding arena, a round pen and 12 grassy paddocks for turnout.

The barn will have two wash stalls, two tack rooms, a heated viewing room, laundry facilities and a bathroom. There will be two apartments above the stalls to accommodate the facilities attentive and caring staff.

The outdoor arena will have TravelRight™ footing from FootingFirst. This is a dust free blend that mimics natural turf. There will also be a covered viewing platform in a shady area at the south end of the arena.

The indoor arena will have TravelBright™ footing from FootingFirst. This footing is similar to the outdoor footing, only lighter in color to keep the arena bright and welcoming.

Both arenas will have full courses of jumps available (both hunter-style and jumper-style).

The round pen will have the same footing as the outdoor arena and be available for lunging.

The exterior of both the barn and the attached indoor riding arena will be consistent with the home currently under construction on the property. Walls will be stone with cedar siding and shingles and the metal roof will match the green trim around the windows.

There will be a paddock for each horse. Nine will have run-in sheds (three are in the flood zone of the Saddle River, which restricts any structures). Each paddock will have an automatic waterer. Proper pasture management practices will be in place to ensure that there will always be grass for grazing and to limit mud.

Patriot Farm has a State of New Jersey approved manure management plan. All manure will be properly composted on site using the O2Compost system.

Project status: The family residence as well as several smaller farm structures have received zoning and soil movement approvals and are currently under construction. All required permits and approvals for the equestrian facility have been obtained from the New Jersey Department of Environmental Protection. The remainder of the project is currently before the Saddle River Zoning Board of Adjustment.
